About SDLT

Stamp Duty Land Tax (SDLT) is a tax you pay when buying property or land in England and Northern Ireland. Scotland uses Land and Buildings Transaction Tax (LBTT) and Wales uses Land Transaction Tax (LTT).

SDLT is calculated on a tiered basis — you only pay each rate on the portion of the purchase price that falls within each band.

Additional properties (buy-to-let, second homes) attract a 5% surcharge on every band from April 2025.

Need expert CGT or SDLT advice? Our Manchester-based specialists handle complex property tax situations including mixed-use properties, shared ownership, and corporate purchases.

Disclaimer: This calculator provides estimates based on standard 2026/27 SDLT rates for England. Results are for guidance only and do not constitute tax advice. Complex transactions (e.g., mixed-use, shared ownership, non-UK residents) may differ. Always consult a qualified tax professional before completing a property transaction.
